The plus points i can see are…
a) Good Lush Green Landscapes inside.
b) 3 Swimming pools with one as Temperature Controlled, and one is a two Floor swimming Pool
c) Good Enough Club house with latest amenities
d) Bio metrics in House Doors.
e) Prestige as a Brand so quality is assured
d) Location is very assessable. Its Not exactly on Bannerghatta road but more assessable than Song of the south Project.
The Negatives:
a) There is a Huge Government Land ( waterbody / a place which was earlier a lake and now just a small water body) around which the project has been built up.
The access to the Government land is Given to Public so they can come to that land, although huge podiums and over bridge and paths will be created so that the people staying in the Apartment wont have to go through that land and neither the outsiders can come, but it is still a demerit.
b) The Outdoor games area, like Football, Lawn Tennis, Basketball, Skating is developed outside Apartment. So one has to cross the Main road to reach there and how that will be managed. How people will ensure that those who are entering are prestige residents or outsiders. even if they make some i card or tagging , then its a inconvenience. And If parents have to take their kids their and have to wait for the kids to finish the games to bring them back, then its as good as taking them to any external place. No one might like There kids to let them go alone outside the apartment. so its like a Sports area which belongs to apartment but is outside the apartment. This makes it very bad and risk of external people coming inside.
Prestige should try to make a over bridge from apartment to that place so people from apartment can directly go there. Otherwise its a very big loss and defeats the purpose of staying in a gates Apartment.
c) The prices seems to be little high and Loading is also high as compared to other projects. They are selling it for Super buildup area ( Car parking etc including) rather than Buildup area, so the actual area will be further less, but then it seems after RERA guidelines every builder has to do like this.
