My experience with his Lorenza project is very bad, Do not trust the builder, Developer is no more interested in this project, instead he is behind his other project like Orlena and Bullevard. Buyers are struggling to get Lorenza completed and for hand over with OC.
Once you pay 95% of the cost, he will start new projects and we have to run behind and beg for the completion.
Please do double check with their real custmers *Not the one whom they ask you to call and check… ”

I had visited Casagrand Royce, and found the project okay….I’m planning for a 2 BHK and considering the price offered found worth investing…would like to know your view as it is for personal use? Further, also a little concerned about traffic, sine the property is closely located to Phoenix mall so considering that aspect would like to understand from you. I’m planning for 3rd or 4th floor …which one will be best as per considering good ventilation and sunlight? Since it is of G+4 Structure, suggest you to opt 3rd floor for best use of the unit. And regarding the traffic, we cant help as this has become a major issue across Bangalore where the government has to tackle it precisely and yes, the property is clear and content to go with.

As there will be nothing above top floor units roof & its just a terrace.Top Floor units will get more exposed to direct sunlight & Rain. This may leads to more hotter environment inside flat during summer times & Chances of seepage during heavy rains.

Is there any annual treatment or anything required to stop seepage? I was planning on doing false ceiling, should I refrain from such interiors keeping seepage in mind?

Don’t worry, Initially Builder will do Seepage protection on the terrace & it will last for 10 – 15 Yrs. Post that Association/ Flat Owner has to take care. I suggest you to do waterproof paint on the actual ceiling walls & then go for False ceiling.

Its fine, since it is low rise apartment and that too you have booked on 4th floor so need not to worry about the ventilation, as there will be good light and air flow.
And regarding the water seepage, the project comes with warranty and since the builders are experienced and well known in Chennai market you wouldn’t be facing such kind of issues and prior you taking a possession the complete snag list (if any) will be resolved and will be handed over to you by the developer.

In one of the previous replies, you have outlined the generic vaastu guidelines. I believe my unit is not vaastu compliant. I do not understand this vaastu and hence never gave it any thought. Is vaastu non- compliance an issue?

I have booked flat in casagrand royce but i have to cancel it because of personal reason. Now Casagrand Royce(builder) is taking too much to refund my booking amount. So what should i do? Every time i call then they are saying next week we will refund but still after more then a month they are not refunded my money. Should i wait or take any options?

Suggest you to Check the terms and conditions mentioned in the booking form, if there are any cancellation charges you need to proceed with the same; however seems there are no cancellation fees with this project before entering in to an agreement; so wait for some more time if not answered by the builder then the option left is to raise a complaint in Rera Website.

Yes, Its ok to put 1.2 Cr in Casagrand. Moreover, You wont get an 4 BHK @ 1.2 Cr from Reputed builders in whitefield areas. You may need to compromise on size as well as location Incase if you want me suggest other properties.

We are in a dilemma whether to go ahead with this project or look for another one. Please suggest how does it generally work in terms of the apartments? Does it really work? Can the plan be changed according to the basic Vastu atleast?

The plans cannot be changed and moreover getting complete Vaastu is highly difficult in any apartment projects. It is advised to go for an independent house for complete Vaastu compliance. We have come across with many home buyers who basically not give much prominence to Vaastu when it comes to an apartment.

Not all the units are as per Vaastu, few units matches and also getting complete Vaastu in apartment project is difficult, any architect would give more prominence to natural light with proper air circulation.

Builders and promoters are obliged to provide all the relevant documents to the prospective sellers. Has Casa Grand published their documents anywhere in their website or so ? can they provide the copies to a prospective buyer, without a booking amount ?

As per BBMP norms the setback for HTL should be 5 mts away, but for safety norms builder has provided 25 mts setback;
rating wise it depends on customer to customer how they take it, but yes, since the location and pricing are good the project has got good demand in the market.
