County address had legal issues with respect to survey numbers for over 2 years.

We visited the project and liked it. However the concern is it was initially marketed some six years back as Artha Brickfield Gempark and then as mbr gempark and finally now as addressmaker gempark. Also the brochure of the project that I received today still mentions that it is being done by the addressmaker in association with mbr. What does this “in association with mbr” means in legal terms ?
In one of your post I read that you mentioned that the complete ownership from mbr to addressmaker has happened already (addressmaker bought the project from mbr), then why there is mention of mbr in brochure and will mbr be a party in the final sell agreement as well ? Please advice.

From what i understand some families are already living and also some villa construction is on going . Mr Harish could you please confirm if the stp,water harvesting is already in place. The specification for infra as mentioned by you is ready (underground cabling, stp provision)… what about the security & cctv is it already operational .
When is the AM planning to complete all the amenities and handover this project? is cc/oc applicable in case of plots?

Yes, STP, Water harvesting & Security guards are already in place. CCTV yet to instal in the project. AM is planning to handover project with all the amenities by 2020. OC is not applicable to the project as builder has received release order from Sanction authorities. We provide best deals for the customers who book through us.

Yes, I am aware about the HT wires passing through the project. I dont think HT wires will impact on Resale price as its passing near park side & builder has left enough buffer space towards residential zone. County Address & Gem Park address are witnessing equal response.

However has 2 primary concern which is making us re-think on whether to go ahead or not: 1) Project is not RERA registered – What cld be the possible pitfalls?2)There has been change in ownership from Artha to MBR to Address Makers now. Is it because of some legal issues (one of which cld be the high tension lines)?Pls advise.

RERA is not applicable for the project. Reason being – Project is Ready for Registration. Ownership was never transferred to Artha, they were just marketing it & Address Makers have bought the project from MBR & MBR is no where involved now. There are no legal issues with respect to the project. You can consider buying a property in Gem park Address.

There is no norm like there should be 700m distance from high tension wire. As per bylaw, Builder has to maintain 3.7 meters Vertical clearance & 2 meters Horizontal
clearance from High Tension Lines incase if its passing over the project & here builder has planned the project considering the bylaws & provided park & garden area where High Tension wires are passing & Has also got Clearance from KPTCL Authorities.
