Hi, Just wanted to confirm the HTL is 25 mtrs from the boundary of CGR or it’s the distance from the building?
I guess the red line markings in the rajakaluve document shows the nalaa path and
its clearly hand written that survey no 92/7 is encroached. If we go thru other docs in that site, they have written multiple survey nos, but here only 92/7. why the confusion when royce doesnt fall in that survey no?

The mentioned survey numbers are not coming under the property of Casa Grand Royce project, need not to worry, as they (Builder) possess the copy of the same with indicating that 19 Guntas in Sy.No.92 (larger extent) was encroached by Sy.No.92/3, 92/4, 92/6 and 92/7 as per the sketch issued by the Storm Water Drain Authorities and the same is clearly mentioned in the survey sketch. so these sy no’s are not falling in the project land.

We see project is coming on the encroachment land meant for water stream. And if you check looks like they have been served notice?
Please advice I liked the property but confused as it is build on encroachment area.

Hi Rahul,
As far as we know, the project land area is not coming under any encroachment because its been approved by RERA and also if observed the survey no. 92 as per your link provided, there is no stream passing way through Sy. no. 92 and moreover only appx half portion (of Sy.no. 92) land of the project is being developed by Casa Grand. So we don’t find any concern wrt NGT issues to this project.
And also the link which is been shared by you cannot be considered as official BBMP site source.

Was just inquisitive about this project. While it seems like a decent project and has touched interest levels to invest, I am not sure about the acitivity levels for this one! I somewhere read that they have got their RERA number but couldn’t get any further update post that. I even tried calling these guys up on a number received through an sms post visiting their website, but even on that number I was asked to leave a voice message.
I am kinda confused if something is wrong or should i have my doubts on this project taking off anytime soon ?

I recently visited Casagrand Hoodi on their launch and liked their 4 floors plan which is not an high rise, they quoted 4325/ sq ft of the base price, and overall including registration and taxes it is coming up to 5660/sq ft , I have also see another prelaunch Shriram Greens in budigere cross they have come up with 3600/sq ft on base price, now I’m in a dilemma which one should I choose for investment purpose and later move in.

If it is for purely investment (Long term); then i would suggest you can go with Shriram Greenfields, if it is for self use and your work place and your kids school falls in the vicinity of casa grand royce then its better to opt in casa grande hoodi.

We have not reviewed the Raza Ritz project, so won’t be able to comment, but casa grande hoodi would be good option to go with, as they have good track record in chennai market

yes, i too have booked a flat in pre-launch. The latest update i have from them is that they are planning to launch by 10th Jan 2018. They said they have gotten RERA ACK no but are awaiting the full approval.

Hello, I just read in Hindu that one of the MD Founder, Anirudh was arrested for forgery and cheating for one of the site locations in chennai. Here is the article. I want to invest in this property but with this news how does this impact the new projects and can the credibility be justified for the biuilder? Whats the guarantee that the land on which the project is going to be built is pakka and there are no litigations etc.
