We booked 2BHK apartment in Orchid Green.
But, we never expected that CRM team of this project will be that worst. We booked the apartment just by giving nominal amount. We asked them for the documents which are required for the legal opinion from our lawyer. They took 3 months for this process and still not given us RELINQUISHMENT DEED. Still we are ready to go for agreement but, now they are asking us to pay the maintenance charges from the date of booking the apartment. We haven’t done the agreement yet just because they took time for the documents to send. Now, the head of CRM team is asking to cancel or just give the maintenance charges from the date of booking. Never expected this from Orchid Greens.

Please advise if you think this is still worth the price considering both Investment as well as for self occupancy

Orchid greens is good for investment as it is at a developing area, Hennur – Kannur main road which is set to widen from 80 feet to 120 feet in near future and has good connectivity to Airport and CBD part of the city as well. The pricing is also competitive. The carpet area is at 70 %, which is ok and at par with other builders.
Yes this project can be considered for both self use and as well as investment.

Both Projects are good to invest in; In the Long run, Brigade Buena Vista holds good for both Investment and Self Use when compared to Orchid Greens, as per the news the route from whitefield to International airport via budigere acts as second alternative to Existing Hebbal route,. so you can imagine once this development takes place, also Budigere road is expected to widen to 4 or 6 lanes in near future and to give access towards East or South side of International Airport so that the distance could reduce drastically.
Suggest you to consider BBV if you are looking for longterm or Orchid Greens if it is near to your workplace.
CAGR on YOY basis of 11% appreciation can be expected up to 4 years time. Post it may rise more than 11%

Also, how is this Project comparable to Bhartiya Nikoo City – Phase II. Not sure if the price differential much; but thinking from overall value for money as well as appreciation.
